You got the job. Here is everything after that.
The hard part is done. What catches people out in the first months is not the job — it is a room rented off a fake agent, a bus card that quietly costs more than it should, and a work pass that lapses because an address was not updated. This page is free, it needs nothing from you, and every number on it comes from the government or the organisation that runs it. Take what is useful and ignore the rest.
The one check that stops almost every rental scam
Singapore Police recorded at least 389 rental-scam victims and more than S$2.4 million lost between July 2023 and January 2024, according to their advisory of 2 February 2024. The pattern the Consumers Association and CEA describe is always the same: a fake listing, an agent's name and registration number copied from a real one, and a payment demanded to secure a viewing.
The check takes 30 seconds and it is free. Take the phone number the agent advertised and key it into CEA's Public Register at eservices.cea.gov.sg. If no profile comes back, it is a scam — even when the name and the registration number look genuine, because those get copied.
- An agent must never ask for money just to view a place.
- Pay the deposit and rent only to the owner — by crossed cheque or a method you can trace.
- An agent may not handle the money in an HDB lease, and may not take commission from both sides. CEA sets no fixed commission rate.
- CEA's own rule on the deposit: pay it at signing with the first month's rent, and not more than one month's rent at a time. The familiar "one month for a room, two for a whole flat" is market practice, not a rule — do not let it be quoted to you as law.
- Report a scam to ScamShield 1799 or the Police at 1800-255-0000.
What you are allowed to rent, and who decides
Your pass must have at least 6 months left when the landlord applies to HDB, and your tenancy must run at least 6 months. If any tenant is a non-Malaysian non-citizen, the longest permitted tenancy is 2 years.
- Whole flat: 1- and 2-room flats take 4 tenants; 3-room and larger take 6.
- A bedroom: a 3-room flat may rent 1 bedroom, with up to 6 people in the flat; a 4-room or larger may rent 2 bedrooms, with up to 8. That 8 is a relaxation and returns to 6 for any tenancy running past 31 December 2028.
- Non-Citizen Quota on whole flats: 8% at neighbourhood level, 11% at block level. When a block is full, only Singaporeans and Malaysians can rent there. It does not apply to a bedroom.
- The landlord needs HDB's written approval before the tenancy starts. You can confirm your own name is on the approval at hdb.gov.sg.
One contradiction worth knowing, because it can cost you a room. HDB's whole-flat page says Work Permit holders from construction, manufacturing, marine and process sectors must be Malaysians; HDB's bedroom page leaves out "manufacturing", and MOM's housing page allows a non-Malaysian manufacturing Work Permit holder to rent a bedroom but not a whole flat. If you are in that position, confirm directly with HDB before you pay anything.
What it should cost
- Official, HDB 2Q 2026 medians for a whole flat: 2-room S$2,350–S$2,450 · 3-room S$2,500–S$3,300 · 4-room S$3,000–S$4,600 · 5-room S$3,200–S$5,100.
- Market data, not government: an HDB common room around S$900 a month (typically S$800–S$1,100), an HDB master room around S$1,400. Treat these as a rough guide only.
- Stamp duty is 0.4% of the total rent for a lease of 4 years or less — an S$800 room on a one-year lease is S$38. Below S$1,000 average annual rent, it is exempt.
- Your address is recorded officially. Your employer registers where you live before your Work Permit is issued, and any change must be updated within 5 days — by you as well as them. Keep it current: MOM inspects declared addresses.
What a bus and train really cost you
There is no concession card and no monthly pass for a work pass holder — every scheme is restricted to citizens and permanent residents. You pay the full adult fare. Two things save real money:
- A foreign Mastercard or Visa costs S$0.60 for every day you tap it — a daily fee, not a per-ride one. A S$10 EZ-Link card pays for itself in about 8 days of travel (S$5 of it is the card, which is not refundable).
- Top up with cash at a kiosk from S$2, rather than by card, where the minimum is S$10.
- Adult card fares run S$1.28–S$2.57 per journey.
- Transfers within one journey are free — up to 5, within 2 hours (15 minutes train-to-train, 45 minutes bus-to-bus or bus-to-train).
- Forget to tap out and you are charged a flat S$2.50. Fare evasion, including using a concession you are not entitled to, carries a S$50 penalty fee.
- Tap in before 7:45am for up to 50 cents off the rail fare.
- Trains run from about 5.30am to midnight. The official app is MyTransport.SG; Google Maps and Citymapper are not official — treat their fares as estimates. Top-ups stopped at AXS stations on 29 August 2026, so use a kiosk, the SimplyGo app or the SimplyGo website.

Singlish, if you want it
The best material on this is free, and better than anything we would write, so here it is rather than a product: CNA's documentary series Singlish: Why We Talk Like That? (over half a million views), the volunteer-built Chimbridge Singlish Dictionary with more than 2,250 terms, and the Singapore Tourism Board's own introduction to local lingo. You do not need to pay anyone for this.
Tell us it worked, if you feel like it
This bit is optional and changes nothing about the pack you have just read — you keep all of it either way. If you did land the job through this board, saying so is useful to us: it is the only way we know which ads work for people like you. If you want, we will invite you to a group of people who have also just started work here.
One honest limit
BestHirePath is a job board, not an employment agency. We do not place workers, arrange interviews, negotiate salaries or handle work pass applications, and nothing here is legal or immigration advice. Only MOM decides a pass. Everything on this page comes from the government or the organisation that runs the service, and we have said where each figure came from so you can check it yourself.
